Airbnb future? I know that there has been a lot of regulations on Airbnb recently however is anyone successfully implementing this type of real estate business and can offer advice?

Hello Jazz,

Vacation rentals can be challenging but the return on investment (monthly income) is usually higher (if done right) so it can definitely be worth looking into. The key is to invest in an area where there is no homeowner's association (they usually restrict short term rentals, and you are always subject to their ever changing policies and regulations). Also before purchasing you can check with the city where the property is located to make sure that short term rentals are allowed, this will avoid future headaches and fines.

My business model for vacation rentals is to spend more time in the interior design (ex: accent walls, decoration, wall art, furniture) and outdoor amenities (nice pool, tiki hut, big lawn, outdoor furniture, fountain, landscape etc). By spending more time in the design your property will be different to the average of the area which will allow you to have a higher occupancy rate (I usually aim for at least 70-80%) and also you can charge more than the average which will in turn attract a better quality of renters.

During these uncertain times Air BNB is probably not going to do well (for the next few months), however when this uncertainty is over there will be less competition offering their properties which can also bring you additional opportunity to get into this markert.
